Why a septic inspection matters
A general home inspection usually doesn't look inside the septic tank. A failing drain field can cost $10,000 or more to replace, and it often looks fine from the yard until it isn't. A septic inspection tells you the condition of the system before you sign.
Sellers benefit too. A recent pump-out and a clean report answer the buyer's first question and keep the deal from stalling over the septic system.
What the inspection covers
- Locating and opening the tank and confirming its size and number of compartments
- Pumping the tank so the walls, baffles, and floor can actually be seen
- Checking the inlet and outlet baffles and any effluent filter
- Watching how water flows in from the house and out to the field
- Walking the drain field for wet spots, odors, or surfacing effluent
- Checking the distribution box and any pumps or alarms if the system has them
- An optional camera inspection of the sewer line and laterals
What you get
A written report with photos, the tank size, sludge levels, condition of each component, and any repairs recommended with rough costs. Reports are usually ready within a few days, which fits normal closing timelines.
Permits and records
Septic permits in Flathead County are handled by the county health department. Records for older systems can be incomplete. If the permit drawing doesn't match what's in the ground, the inspection report will say so.
